Winter Precautions – Some Handy Tips

Please make sure you test your central heating and hot water systems, as spare parts can be difficult to obtain! If there are any signs of possible problems, please make sure you contact us so that we can arrange for the Landlord’s engineers to visit the property as soon as possible.

If you plan to be away from the property, we recommend that you leave the heating on low to allow warm air to circulate around pipes and water tanks to avoid bursts and leaks. During extended periods of absence, we advise that arrangements should be made for the property to be inspected at least once a week. This may be essential to maintain Contents Insurance cover. Please note that you will need to advise your Landlord or his agent, if you will be away for a period of time. The timeframe should be specified in your tenancy agreement.

Please do not turn off the utility supplies (Gas, Water, Electricity etc.).


Please also ensure that all doors and windows are locked and, if applicable, the intruder alarm is set. It is also advisable to ask your neighbours to keep an eye on the house if you are away.

General Repairs & Maintenance

As the majority of contractors, builders merchants and parts specialists are difficult to get hold of at the last minute, we recommend that you check the correct operation of any appliances, equipment, fixtures and fittings as soon as possible.

Smoke Detectors & Carbon Monoxide Alarms

If you have smoke detectors and carbon monoxide alarms at your property:

  • Test the alarms
  • Make sure you replace batteries
  • Do not block any air vents
  • Keep alarms free from dust and any other obstructions

Please note that it is your responsibility to replace the batteries of the alarm during your tenancy.

Gutters & Rain Water Pipes

Gutters should be regularly cleared of leaves and debris.


We recommend that you keep the property ventilated to avoid the condensation and mould.
