Best-value homes and London seem to rarely go hand in hand.  Living in the dynamic capital has many advantages, but saving on rental prices seldom is one!

We’ve worked out the top 10 cheapest places where you can rent a 2 bedroom flat in London.  After all as Samuel Johnson said – when you’re tired of London, you’re tired of life – so don’t let rental prices scare you away from the opportunity to live in one of the greatest cities on earth!

Southeast London: Erith, Bexleyheath, Sidcup, Blackfen

Several towns in Bexley borough top of the list of cheapest places to rent.  Erith, a town along the River Thames in Zone 6, averages around £1,003 which is less than have the London average for a 2 bedroom at £2,049.

A journey to Cannon Street from Erith will take about 41 minutes.

Thanks to fast rail links on the new Elizabeth Line, city planners are working to revitalize the Thames waterfront east of Greenwich with new homes and flats.

Also in the Bexley borough are Bexleyheath, Sidcup and Blackfen, all in the top five cheapest areas to rent in London.

One thing of note is that the recent redesign of Bexleyheath’s high street has won the local council several awards for the way it combines pedestrians, cyclists and traffic.

East: Rainham, Harold Wood, Hornchurch

On the north side of the Thames in the borough of Havering are another three areas on the list: Rainham, Harold Wood and Hornchurch.

Ideal for City commuters, Rainham is located in Zone 6 but is just a 24-minute train ride into Fenchurch Street.  Additionally, if you’re coming from Hornchurch you’ll have your pick of seats when commuting in the morning on the District Line.

From Harold Wood, starting in 2018, you can take TfL Rail into Liverpool Street thanks to the new Elizabeth Line.  The line will provide links to Canary Wharf, Bond Street and Paddington in less than 45 minutes.

West: East Bedfont

The only area in West London to make the list, East Bedfont is in the borough of Hounslow coming in at the tenth cheapest area to rent in the capital.  Close to Heathrow Airport, its closest stations are Feltham with direct links to Waterloo in 27 minutes, and Hatton Cross on the Piccadilly Line

For a time I lived out in Chorleywood (near Rickmansworth) in the beautiful Herts/Bucks countryside, where there are some nice properties for £1,200-£1,600/mth. Very rural – you know Sunday lunch in the pub with a bunch of horsey folks and dog walkers!

Bonus – it’s on the Metropolitan Line (as well as overland from Watford a short drive away) and, as I recall around 45-55 mins into the heart of the City (Moorgate).
