If there’s one thing renters know about living in London it’s that you’re told you’ll probably have to sacrifice either commute time or money to find a great rental property.  

Well, not if you have access to a local property expert who’s on YOUR side, instead of the landlords’!  And that’s what relocation experts do for their clients.

My team at Saunders 1865 has identified 5 of the top, best places where you can rent an affordable flat within 25 minutes of central London.  These locations can truly provide you with the best of both worlds!


Located in Zone 3, Action will have you to Paddington in 7 minutes, Oxford Circus in 17 minutes and Piccadilly Circus in 22 via one of its three stations: Action Main Line, East Acton and Acton Town.

The forthcoming Crossrail link at Acton mainline station has given the area a big boost as well, with a new leisure centre in the town centre and a Curzon cinema going in the old library. 

An average one bedroom will run you around £300 per week with a 2 bedroom coming in closer to £400 per week.


A bit further out in Zone 4 is the town of Morden, south-southwest of Central London.  You can commute to Waterloo via the Underground in 25 minutes on the dot.

Despite London's suburban expansion, a little of the earlier rural nature of Morden has survived; several grand period buildings remain, especially within Morden's parks. The area retains a good provision of parks and green spaces, many of them created from former country estates.

You’ll be looking at around £375 per week for a one bedroom and only about £10-20 more on average for a two bedroom in Morden.

Finsbury Park:

In convenient Zone 2, right outside of Central London, Finsbury Park is located on the northern edge of inner London.  You can be in Oxford Circus in under 10 minutes and King’s Cross in around 5-6.

The surrounding area has a cosmopolitan feel, as reflected by the wide variety of shops and establishments on Seven Sisters Road, Blackstock Road and Stroud Green Road. Arsenal Football Club's Emirates Stadium is nearby.

A one bedroom runs around £330 per week, with two bedrooms jumping about £100 to £438.


Located in Zone 3 in South London, Streatham is 5 miles south of Charing Cross in the Borough of Lambeth.  Commuting to Victoria will take under 20 minutes, with transport to London Bridge coming in at 25 minutes.

Streatham has undergone significant revitalization in the last 15 years.  Streatham Green was refurbished and won the ‘London Spade’ award 10 years ago for the best public open space scheme in the capital.

An average one bedroom comes in under £300 at £285 per week, with 2 bedrooms around £330.

Forest Gate:

Another fantastic Zone 3 area is Forest Gate in East London, 1.5 miles east of Westfield Stratford City and the 2012 Olympic Park.  The over ground comes every 10 minutes and can get you to Liverpool Street in under 15 minutes.  To the south, the District and Hammersmith & City tube lines stop at Plaistow and Upton Park.  When Crossrail arrives in 2017/2018, Tottenham Court Road will be 18 minutes away.  

Forest Gate also houses West Ham Park, providing a place for sports to be played and is also notable for its various associations with music and acting.

A one bedroom is a steal at under £300 per week, with the average two bedroom coming in around £350.
